The Union Court Apartments in Manteca, California, was a $3.9 million
project, which included the major renovation of 68 apartment units and the construction of a new community building. The complex was in severe disrepair prior to the start of construction. Many units were uninhabitable and left abandoned by prior owners. The renovation required extensive environmental abatement.

The plumbing, electrical and HVAC systems wee upgraded, along with a complete overhaul inside and out of each apartment. The fronts of the structures and the decks were removed and replace with an updated style. The building envelopes were upgraded with new roof systems, dual pane replacement windows, doors and stucco repairs. The site was completely re-graded and a new storm system was installed with all new curbing, asphalt and concrete work for the site. A new building was constructed to replace the old leasing office and to provide space for community services.
