Description: Duane Hill Terrace is a Multi Family Housing Community, a new development, completed by Precision General Commercial Contractors, Inc. in December 2011. The project consists of 3 buildings with 32 unit apartments that are 3 stories high for low income housing. The site includes a community room, a laundry room, an office and a courtyard with benches and other outdoor activities equipment. The excavation started on April 6, 2011 giving PGCC a 9 month time frame to complete the project which was attained. Along with a early completion date PGCC rebated to the Owner the Savings in General Conditions which was significant. The project completed and was 100% occupied by the end of December 2011.

Description:"The Eden Lodge Apartments”, located in San Leandro is a 143 unit apartment community which was renovated and completed by PGCC, Inc. in November 2011.
Aesthetic improvements to the exterior included the installation of new structural elements for patio shading, dual glazed windows, patio sliding doors and a complete repainting of the building exterior.
The interior units were retrofitted with new cabinetry and countertops, doors, tub and tub surrounds, floor coverings, an interior paint application and window treatments. Common area feature upgrades included new floor coverings, paint, upgrades to the four elevators, and improvements to the fire alarm and suppression system.
Site work improvements included a community garden, efficient site lighting upgrades and an overlay of the existing parking lot with bituminous paving. Most noteworthy on this project was the mandate to improve efficiency with utility consumption, so a complete passive solar system was installed on the massive roof structure on the building which will support the effort for reducing operating costs for this well established and respected senior community in the East Bay."

Hotel Berry Steel Brace Frame
PGCC completes the installation of the 5 story Steel Brace Frame at the Berry Hotel Project.
The Brace frame is part of the Seismic upgrades to the 80 year old Structure.

Clara Court Apartments

PGCC is quickly completing the 32 Unit Clara Court Project. The project is approx.
60% complete with a delivery of units scheduled for November 2011.
Shook and Waller completed the framing
within ten weeks using a panelized roof and Wall System customized to the project and
keeping the 8 month construction schedule on track.

Coventry Gardens Community Building
The 2500 square foot Coventry Gardens Community Building combines rental office and resident community center.
The rental office offers reception area; file room and manager office space.
The community center provides residents 800 sq ft of mingling space; a full size kitchen with stainless steel appliances and custom cabinets in addition to a 4-person computer station equipped with printer and fax.
Laundry facilities are sourced by solar generated tankless hot water heaters. There are 12 washers and 18 dryers with folding station and laundry sink.

Project: PGCC completed the Nine million dollar project within 12 months. The project consisted of the Rehabilitation of 164 units in 24 Buildings. Building were completed in pairs with a 40 day completion duration for each pair.The significant items were the complete new installation of HVAC, Site Electric, Site Electric Metering,Roofing, Siding, Brick Facade, Kitchens,Windows, Doors. Furthermore PGCC built a New Community Center and Central Laundry Facility with a integrated Solar Hot Water system.

Duration: 14 months.
Project: PGCC completed the rehabilitation and new construction
in a span of fourteen months. The major improvements included new interior finishes and trim,
cabinetry, granite countertops, windows, entrance doors, privacy doors and remotely controlled split
system air conditioning units; elevated deck & stair towers; seam metal roof with photovoltaic;
community picnic tables and trellis area; basketball court; parking lot with accessible flat work.
The buildings were all clad in either stucco or lap siding. An 1,800 square foot community
building was constructed, as well as a substantial addition to the existing office area, which
includes staff offices, counseling centers, medical examination rooms, a computer learning center and
a large meeting room. All existing site utilities were abandoned and removed and a new utility
infrastructure placed into service.
Off site improvements included city sidewalk, curb and gutter and pavement repair work upon the
major thoroughfare adjacent to the project.
Brentwood Seniors Solar PV and Elevated Walkway project

Project: PGCC installed a 300 feet walkway, Hydraulic Elevator and a 38.5 KW Photovoltaic System for the Brentwood Seniors Complex. The building solution provided the senior residents with much needed walkway and elevator connections. The Raised walkway provided a perfect platform to install a canopy of solar panels, thereby providing greater access and significant energy savings for the community.
PGCC is renovating a historic hotel in downtown Sacramento. Originally
built in 1929, The Hotel Berry will be ready for tenants early next year.

Caurus Academy Charter School
PGCC has started Caurus Academy Charter School in
Phoenix Arizona. The Charter school consist of 17 specialized classrooms
catering to the arts along with studio facilities and a large gymnasium.
PGCC entered into a Fast Track Contract on March 28th and will complete
the project in Early August to start the New School year.
